AHA accomplishes this mission by providing affordable or subsidized housing at 15 different properties, administering approximately 1700 vouchers, and offering a variety of programs with case management.

Job Description
- Conduct inspections of units upon lease execution; annual/biennial and special inspections thereafter in order to ensure compliance with state and federal requirements.
- Complete required documentation of inspections in accordance with established guidelines.
- Communicate failed items to landlords and advise on guidelines for correction.
- Contact clients and landlords regarding inspection issues.
- Responsible for the timely completion of assigned inspections.
- Prepare reports as requested by the Director of Assisted Housing and Compliance Managers.
- Maintain up-to-date knowledge on Section 8 program regulations. 8. Investigate and take appropriate action for program fraud.
- Other duties as assigned.
- Provides coverage for Housing Specialists as needed.
Qualifications
- Solid knowledge of Housing and Urban Development (HUD) regulations
- Solid knowledge of Fair Housing Laws
- Solid knowledge of Housing Authority Policies and Procedures
- Sound judgment and decision making skills
- Self-motivated with ability to work independently
- Solid computer skills
- Solid written and verbal communication skills with the ability to communicate with various levels of AHA personnel as well as program participants, landlords, and other Public Housing Authority personnel.
- Ability to maintain the integrity of program rules and regulations, while working collaboratively with co-workers.
- Ability to identify and define deficiencies and noncompliance with established codes, regulations and/or standards.
- Ability to calculate, synthesize and organize data into required schedules, surveys and miscellaneous forms.
- Ability to establish and maintain necessary records and prepare clear, concise and complete required reports.
- Ability to diffuse emotionally charged and/or verbally adversarial situations.
- Skill in scheduling and meeting a heavy inspection workload often requiring long driving distances with unforeseen delays.
