Job Description

Serving the Kingston, Belleville, Trenton area the Property Managers job is to provide complete property management and maintenance services to a portfolio of diverse properties ensuring that day-to-day administrative activities, tenant relations, marketing and property maintenance functions are performed in accordance with established policies and procedures, developing, implementing and controlling property budgets and cash flow, supervising and allocating workload of site staff and contractors.

 

Qualifications

Major responsibilities

 

  • Ensuring that all physical elements of CLV Properties are serviced and maintained in compliance with local property standards and By-laws including: common areas, grounds, building structures and components through regular inspections, on-going planning, prioritization and allocation of resources.

 

  • Controlling CLV Group systems including budgets, purchase orders, work orders, vacancy control, parking control, inventory control, key control and to provide regular performance measurement reports.

 

  • Promoting good tenant relations and marketing of the property to minimize vacancy loss and maximize revenue through quick turn around time and ensuring that a high level of safety, security and quality of life is maintained.

 

  • Supervising in-house maintenance staff and contractors in the delivery of maintenance services to provide a standard of maintenance consistent with CLV Group Maintenance and Occupancy Standards; and Municipal Property Standards. Scheduling the activities of staff and contractors in the performance of their tasks and inspection of the work performed.

 

  • Drafting annual budgets for day to day maintenance requirements for assigned projects and controlling expenditures through regular monitoring and reporting. Determining budget requirements for the property budget by conducting building and move-out inspections, and making recommendations to the Major Repairs works program based on unit upgrading, structural, roofing and building envelope requirements.

 

  • Ensuring sound operation of the planned preventive maintenance program of all building aspects with special attention to building/project fire fighting and safety equipment. Ensuring energy conservation measures are introduced and implemented on an ongoing basis. Responding to emergencies when required.
