Job Description

Managing Clients (Developer’s / Investors) asset portfolio for all sites in region and setting up standard & sustaining operational excellence, to pave way for repeat business and more growth.

Improving operational systems, processes and policies in support of company's goal, specifically, support better management reporting, information flow and management, business process and organizational planning

Ensure timely deliverance of committed targets to internal and external customers

Manage Collections diligently and accordingly the disbursements ensuring profitability within the defined business agreements

Maintain proper communication with Clients and ensure all business-related activities are well documented and accordingly records maintained in order

Provide outstanding client service by leading, monitoring and controlling assigned portfolio activity, with a focus on building operations, service contracts, risk, financial and team management

Driving initiatives that contribute to long-term operational excellence.

Ensure all financial reports are accurate and timely as per the agreed timeline set out under the agreement. Ensure costs are managed within appropriate budgets

Provide financial management support to ensure diligently managing of the client collections and ensuring timely disbursements to creditors.

Manage all contractual / financial / operational obligations of the Client, and de-risk client of all liabilities to ensure a stronger trust and confidence of Client in Colliers International. 

Analyzing industry attributional changes / external factors that can indirectly influence the business, & proactively circumvent the adverse developments, ensuring business retentions.

To continuously improve on the existing business processes and procedures to optimize site resources and operations time

Holding calls with Site Leads & team members, for discussing & ensuring all issues, gaps, observations including vacant positions are identified on time and pursuing status on receivables, SOPs implementation & trainings held

Carrying out periodical on-site audits and reviewing same with Operations Managers such as, but not limiting to, Engineering Audits, Soft Services Audits, EHS Audits, Policies & Procedures Audits and Statutory Compliance Audits

Conducting Monthly, Quarterly and Annual business reviews with clients and ensuring client satisfaction and resolving issues which are likely to lead to disgruntled client retention, prompt and courteous response to client requests

Coordinating for vendor selection, setting up transition activity with client & internal team, asset mustering, phase manner staff deployment and so on

Overseeing portfolio / client sites invoices are submitted to extended – internal clients on time and following with respective clients for payment

Implementing best practices at sites and documenting the same for review meetings

Developing new businesses, participating in RFPs and proposals development and developing fee and costing proposals

Develop the team through performance assessments and training, managing staff workload through correct resourcing and developing a succession plan for team

Aligning team with organization’s vison and goals hence creating and sustaining a dynamic environment that fosters development opportunities.

Qualifications

Must be a University graduate

At least 5 years experience at the similar position in commercial property/real estate companies.

Have deep knowledge of commercial properties management including office, retails, industrial

Possess proficiency in Microsoft Office applications (MS Word, Excel, and Outlook) and familiarity with property management accounting software.

Prior experience with property management software is critical

Excellent command of English skills

Experience in dealing with the market, adapt local legislation

Good attitude, willing to provide high end standards for clients. 

High commitment of Conduct in business
