Job Description

The Senior Manager, Real Estate position will provide real estate expertise to the North American operations leadership. The Senior Manager will be responsible for all North American real estate transaction and portfolio management including market analysis, site selection, lease negotiation, lease renewals/extensions and surplus property disposition.

The driving needs are:

  • The analysis of existing market positioning relative to the evolving needs of the business and developing a strategy to rationalize and reposition the existing store portfolio to provide operations with an optimized market position
  • Capital planning and management to efficiently execute the market optimization program
  • Real Estate portfolio management including renewal, extension and relocation activities
  • The Senior Manager, Real Estate will work closely with the SVP of Real Estate and senior leaders in the organization to devise and deploy key strategies related to optimizing the companies “retail” brick and mortar market positioning.

DUTIES/RESPONSIBILITIES:

  • Maintenance and positioning of the retail location portfolio to provide North American Operations an optimized platform for consumer service delivery.
  • Develop and manage space requirements, optimal cost structures, and metrics for location and quality.
  • Evaluate performance based on the P&L of each store to encourage maximization of profit and cash flow objectives directly attributable to selecting optimal sites.
  • Accountable for the cost-effective and pro-active management of all leases across North America (new leases, renewals and terminations).
  • Effectively manage and partner with third party real estate service providers contracted to support the real estate function.
  • Build analytics, identify new opportunities, leverage and enhance value of existing properties. This may include new store concepts such as kiosks, mall locations, small market concept stores, superstores, etc. Establish and maintain effective relationships with landlords, brokers, developers, municipalities, the community, etc. in accordance with company core values.
  • Develop and prepare presentations for key senior executives to explain results of current strategies and the goals for the future strategies.
  • Optimize the financial and service performance of the portfolio by utilizing metrics and measurement tools and leveraging technology.
  • Build the analytical side of the real estate function and process by collaborating with the business units to deliver measurable value and consistently operate in a proactive and strategic manner.

Problem Solving:

  • Follows company policy regarding approvals for capital expenditures.
  • Design changes and development require sign off by the CEO, North America Operations and SVP Real Estate
  • Due to the high impact of outcomes on field staff and company resources field and finance management must be consulted on major construction/development issues.

Qualifications

EDUCATION:

  • Bachelor's degree, MBA and/or broker’s license is an asset

EXPERIENCE:

  • Minimum of 5 years of experience in roles of increasing responsibility in a financial services and/or multi-unit, North American retail real estate intensive company. The ideal candidate will also have business management experience.
  • Proficiency in strategic market analysis, forecasting and planning utilizing detailed demographic data, consumer profile data, existing consumer study data and sophisticated mapping programs.
  • Knowledge of development, construction, leasing and project management.
  • Ability to develop and manage annual capital and operating budgets for the real estate support functions.
  • Competency managing third party vendor resources such as external real estate brokers, lease administrators and analysts to support productivity.
  • Communication, data management, reporting and presentation skills.
  • A critical thinker who can correctly interpret and appropriately utilize analytical data, challenge assumptions and create actionable business plans.
  • Ability to recognize and/or create opportunities in existing and potential new markets.
  • Strong transactional orientation. Needs to be deal savvy and someone who will lead the company to make the right location decisions across the diverse locations.
  • The ability to build productive relationships within the organization at all levels.
  • Executive presence; this individual will establish credibility quickly and possess the ability to develop productive business relationships.
  • Well-honed negotiating and influencing skills; the ability to consider many different viewpoints and navigate internal controversy but make the right business decisions.
