Job Description

EAD Constructors is seeking an experienced Project Manager responsible for coordinating and supervising the construction process from the conceptual development stage through final construction, ensuring that the project is completed on schedule and within budget, while satisfying the client.

Responsibilities:

  • Manage the construction workflow process starting in the project origination phase, to include estimating, negotiation, budgeting, contracting, buyout, construction administration, financial management and project closeout
  • Follow EAD’s standards and processes, ensure compliance on each assigned project
  • Track KPI’s for each assigned project
  • Interface with other Project Managers, share lessons learned, training and personnel, etc.
  • Financial responsibility for staff and project
  • Develop and maintain client relationships
  • Work with Clients and Design Professionals to determine project requirements, manage client satisfaction, and take immediate action to respond to problems and concerns
  • Negotiate contracts, subcontracts and purchase orders to assure that all project goals are being addressed
  • Visit project work sites, clarify scopes of work, and prepare cost estimates and proposals.
  • Acquire and manage all building permits and other regulatory prerequisites
  • Evaluate projects for constructability and value-engineer cost savings
  • Proactively identify issues that could lead to problems and facilitate solutions; conduct and document project progress meetings
  • Manage project costs to ensure budgets are maintained, document and manage changes in the work to ensure the interests of all stakeholders in the project are reasonably met
  • Determine and implement the appropriate level of project control (i.e.: submittal logs, change orders logs, etc.)
  • Ensure that all aspects of the project are compliant with all contract terms and legal requirements that govern the project and the community in which the project(s) take place
  • Document substantial completion; manage the project closeout process to ensure timely completion
  • Perform other related duties as assigned

Qualifications

Requirements:

  • Bachelor’s degree in engineering or construction management or related field
  • 10 years of construction experience
  • 5 years of experience in a supervising or managerial role
  • 3 years of project management experience
  • Proven track record of managing projects in excess of $5 million
  • Have a working knowledge of the cost of goods and services
  • Have a demonstrated ability to solicit, evaluate and manage the price, schedule and quality of objectives of individual projects
  • Understand the sequencing of work and the strategy of creating effective project schedules
  • Understand project cost control and change order management
  • Have the ability to prioritize large volumes of complex work to meet established deadlines
  • Must possess OSHA 30hr certification
  • Proficient in Microsoft Office including Excel and Word
  • Proven leadership ability and detail oriented
  • Excellent time management and problems solving skills
  • Strong organizational and communication skills
  • Possess dispute resolution skills
  • Proven safety knowledge and skills
  • Possess and able to maintain a valid driver's license
