We will not be acting as your real estate agent or broker if we buy your house or sell you a house.

Job Description

We are seeking both experienced and non-experienced real estate bird dogs to help grow our expanding business. Do you know anyone needing to sell their property fast?” If so, you are about to make some quick money as a Property Locator. We’re Offering cash for EACH property you send us that leads to a successful closed transaction! You can make a $500 and up of what we make in the transaction. You will be invited to network of Real estate professionals in the GA market where you can connect and learn from other Property locators and those already in the industry.

What We Need:

  • Nationwide house finders known as, "Bird Dogs" or "Associates"
  • Beginners or experienced willing to work spare-time, part-time, and possibly full-time.
  • Trustworthy people who are interested in the real estate investment industry.

Not Required:

  • No real estate license required as you will not be representing buyers or sellers in any way.

We market to a large network of investors and rehabbers nationwide, guys that are out buying houses, renovating them, and putting first time home-buyers in them

Make Sure The Seller Is Motivated. Look for deferred maintenance type properties, distressed-owners and fixer uppers are just a few gold mines for you to stake out.

Duties and Day-to-day responsibilities:

  • Take photo's of every property you plan to submit and upload them to the system
  • Collect owner(s) name, property address, contact numbers(s) get in contact with them and see if they are motivated to sell.
  • Search for off-market distressed properties


  • Single Family Home (Motivated Home Sellers)
  • 2+ bedrooms (ideally 3 to 5 bedrooms)
  • 1.5+ baths (ideally 2+ baths)
  • Distress Houses that need some work (AS-IS condition)
  • OFF-MARKET property that is NOT found on the MLS.

Most motivated sellers are created by personal reasons, not economic reasons. A Motivated Seller is what you are looking for. The motivated Seller is motivated to DO A DEAL. They are motivated by many reasons including condition, tax bills, vacant property, mortgage payments behind, estate sales, moved out of state, etc.

Once you talk to many, many Sellers you will start to recognize the difference between a Motivated Seller (DEAL) and someone who is thinking about selling. The difference between the two is making a deal and wasting your time. You can tell the difference based on the answers to your questions.

  • Prior experience Flipping and Assigning property is a plus (But Not Required)
  • List of serious Cash Buyers ready to buy is a plus (But Not Required)
  • Experienced Real estate investor is a plus (But Not Required)
  • Technology Savvy experienced in CRM

Additional Information

Compensation: You can make up to $1,500.00 per deal. $500 just for finding a property and we successfully buy/assign and/or $1,000 if you bring in a buyer to purchase that property.

You can also make a profit from another Property Locator's lead in our network. (Don't worry about anyone stealing your lead, your name will be on every lead you submit.)

For example: If a Property Locator submits a lead and you know a buyer that will buy that property and they successfully close the property locator will receive $500 for finding the deal and you will make $1,000 for bringing in a buyer.

Employment type: Independent Contractor. Part-time, Full time, your choice.

Things you will need:

  • Digital Camera or Camera phone with great quality for taking pictures of property.
  • Transportation to be able to visit the property.
