Major Goals & Purpose

The Superintendent is responsible for the effective management of all field operations on the project; and in conjunction with the Project Manager assumes overall responsibility and accountability for all factors contributing to the success of the project.   

Responsibilities

•Build and maintain positive relationships with all parties involved in the project

•Promote safety above all other objectives on the job site for all participants in the project when on the job site in coordination with other TrueNorth team members

• Develop comprehensive understanding of project strategy and commitments including financial goals, scheduling, logistics, phasing, milestones, inspections

•Oversee all daily field operations to ensure proper site safety, construction, progress, quality control and a clean site

•Work in partnership with PM to maintain an updated and accurate project schedule that reflects the changes in project status and that meets the cost and time requirements of the project

•Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors instilling this philosophy in project team at all times

•Participate as needed in procurement and buyout of subcontractors including defining scope and reviewing subcontracts

•Manage utilization, procurement and scheduling of subcontractors, labor, materials, equipment and other resources for the project

•Manage the project and all field teams to ensure schedule and budget goals are met or exceeded

•Provide solutions to solve problems or increase value to the project to meet or exceed expectations for the project

•Effectively manage and communicate project details including daily job reports, RFI’s, change order requests, submittals, permits and other necessary documentation

•Review drawings and all other pertinent project documents for accuracy, constructability, error or omissions and resolve as necessary

•Research, review and address any owner, landlord, city/state requirement or procedure to avoid project delays, ensure safety, and/or ensure client satisfaction

•Ensure quality of work and materials meets or exceeds all specifications, design and overall client and company objectives

•For smaller projects or scopes of work, able to self perform and supervise scopes of work related to drywall and framing, finish carpentry, store fixtures/displays, acoustical ceilings, concrete patching, caulking, doors and hardware, flooring (carpet tile, base, ceramic tile, VCT, and LVT), bathroom accessories and minor plumbing.

•Manage self-punch list to result in zero punch turn-over and closeout

•Lead weekly meetings at the job site including safety meetings with all working on the job site and various subcontractor, client and company progress meetings as necessary

•Uphold and exemplify a high standard of ethics, integrity and core values of the company

•Actively participate in development of self, others, and company specified training or initiatives

•5 years of experience as a Superintendent in commercial construction including tenant improvement and ground up construction experience with high level finishes

•Highly self-motivated with a strong drive to succeed and satisfy all customers internal and external

•Proven track record of meeting deadlines and ability to pay close attention to the important details of each project

•Ability to communicate effectively, professionally and maintain a positive attitude, treating all people with respect

•Exceptional organizational and planning skills and able to manage multiple priorities and multi-task effectively

•Extensive knowledge of commercial construction practices including blueprint reading

•Ability to self-perform all work as noted above in responsibilities

•Maintain CPR, first aid, and OSHA training as required by TrueNorth

•Excellent computer skills including Microsoft Office, Outlook and Project

•Able to travel 100% of the time for projects for extended periods of time

•Must possess a valid Driver’s License
