Job Description

The Regional Project Director is the subject matter expert and is responsible for the successful delivery of interior fit out/construction projects as assigned in the region. This include managing timeline, budget, technical and performance specifications, and regulatory interface; adhering to Visa standards and adopting state of the art design concepts, maintaining productive relationships with a wide range of groups (including all project and business stakeholders). The Regional Project Director is also responsible for managing the work of multidisciplinary consultants, allocating and utilizing resources in an efficient manner and maintaining a co-operative, motivated and successful project team. He/she is required to develop forward-looking project roadmap for AP region based on demand planning data and engagement with senior management. Establish budget forecast and present overall project strategy coincide with business plan to executives. He/she is also responsible to develop and build a high performing team to support business growth plan in AP region.

Principle
Responsibilities/ Key Results Area:
Project Inception/Planning
Establish project objectives with Global Corporate Real Estate and APAC management.
Develop full program specifications and cost from early engagement with stakeholders, concept development, and multiple options analysis. Demonstrate exceptional flair in front of clients and executives, with the ability to both drive execution and influence strategic initiatives/planning.  Exhibit strong leadership talent – both direct line and matrixed – is essential.
Deliver presentations of complex content for executives in an accurate, understandable, and engaging manner.
Formulate project resources and budgetary requirement to support business case justification. 
Responsible in reviewing and approving MEP and design proposals that meet technical and performance specifications.
Manage total value stream through constant assessment of plan, incorporate business needs, industry best practices, project risks, regulatory compliance and operating efficiency into project lifecycle, not just construction cost.

Project Implementation
Managing a team of multidisciplinary consultants and vendors, collaborating and interfacing with stakeholders, building management team and local authorities on plan submissions.
Recording and resolving construction and cross-functional issues at project level. Managing project scope and variation/change control and escalating issues as appropriate.
Monitoring project/construction progress, track cost and variation order to budget and performance. Providing status reports to project stakeholders. Develop and evaluate value added and/or value-engineering proposal, influence senior management buy in. Update and present project progress to Senior Director, Country and AP management.
Managing project checkpoints evaluation and dissemination activities. Managing consultants input within the defined budget. Final approval for any change of design specifications. Constant engagement with business owner to ensure design change and project deliverables meet business needs.

Definition and management of the User Acceptance Testing program.

Project Close out

Ensure project complete with all local authority approval and site is ready for occupancy.
Validating project close out documentation and final costing and account.
Manage and coordinate change and move management ensuring seamless move in with minimum disruption to business operation.
Manage project snag and up keeping during the defects liability period.
Conduct post project engagement with stakeholders and AP management on improvement and lesson learnt.
Support and provide Global Corporate Real Estate with cost data for benchmarking and collation of master database.

Qualifications

Degree in Construction/Project Management/Engineering
Proven leadership experience to lead, manage and influence business executives’ relationships across a high volume corporate portfolio is highly desirable
Track record of building motivated and engaged team
•Experience in a similar capacity, with strong construction/corporate fit out experience in AP region
•Preferably in the Corporate Real Estate sector in MNC capacity
•Possess sound knowledge of statutory compliance (including structural/architectural
and MEP services)
