Job Description

This role is part of a team which reports to the Senior Director – Real Estate Analytics, Corporate Events, and Global Travel in the Corporate Services Department.  The primary activities performed by this role include managing the implementation of the suite of integrated real estate and facilities management software and becoming the lead of the analytics program, reporting on and analyzing data collected, assisting with global strategic real estate planning and portfolio management, overseeing the real estate global service provider’s analytics team, and producing executive reporting for all groups within Corporate Services.

Qualifications

  • Manages the implementation of the suite of real estate and facilities management software including space planning, lease administration, transaction management, project management, facilities management, and overall business analytics.

  • Leads the analytics program using the data garnered from the suite of real estate and facilities management software.

  • Develops reporting from the software to analyze the data collected in order to better manage the real estate portfolio and operations of facilities.

  • Oversees staff on the real estate global service provider’s team that is responsible for Visa’s real estate and facilities information.

  • Executes global portfolio management and strategic planning activities using financial scenario planning and cost modeling, portfolio analysis, labor & demographic data, and real estate market information.

  • Partners with key business unit stakeholders to develop a comprehensive outlook of workforce plan and headcount projections to support global footprint and growth strategies.

  • Manages global real estate portfolio reporting activities including (1) routine interactive monthly financial, operational, and performance reporting to executive management and (2) ad-hoc reporting activities for the department.

  • Assists with global lease administration processes, procedures and associated reporting activities.

  • Works on special projects and strategic initiatives for the global real estate portfolio as required.

  • Demonstrates business and financial acumen to make strategic decisions, engage in negotiations, evaluate issues and propose solutions.

  • Attends real estate industry conferences, tradeshows and symposiums on emerging trends and best practices.

  • Maintains relationships with key real estate industry partners (i.e., developers, brokers, landlords, financiers, etc.) and other best-in-class CRE organizations.

  • Collaborates with the Corporate Events and Global Travel teams on reporting from their systems which includes monthly management reporting and metrics dashboards, quarterly executive reporting, and ad hoc requests
  • Bachelors degree required; MBA with a concentration in real estate preferred.

  • At least 12 years of professional experience in one or more of the following:  corporate finance, corporate real estate, real estate planning and technology, and/or other business leadership experience with a top-tier firm.

  • Real estate industry certifications such as CoreNet MCR and/or SLCR preferred.
  • Proven track record of developing, executing and managing real estate strategies that meet corporate objectives.

  • Strong analytical and financial skills in developing, analyzing, interpreting and presenting solutions to complex business models.

  • Expert knowledge of Excel and Tableau in order to analyze and report on large data sets. SQL skills are beneficial.

  • Strong leadership skills that include vision and ability to articulate sell and garner support for new ideas. Must be inspirational, persuasive and have an ability to effect change across a broad range of business units.

  • Possess a range of client servicing skills including identifying vision and needs of personnel and business units.

  • Demonstrated track record of developing and maintaining relationships with clients, vendors and outsourced service providers.

  • Strong executive presence and the ability to influence and build credibility as a "trusted advisor" with leadership from global functions and geographies.

  • Demonstrated project management experience, ability to work independently and handle multiple projects simultaneously.

  • Strong interpersonal and communication skills, including exceptional written and oral presentation skills.

  • Strong time management, organizational planning, and problem solving skills.
