Job Description

The role holder is responsible for the delivery of project management on new build and refurbishment projects, transaction management and facilities management for Visa’s Central Europe, Middle East and Africa business.  The position will interface with all levels of Visa management, third party vendors, property managers and local authorities.

Responsibilities

  • Part of the team responsible for management of real estate processes in the CEMEA Hub in Dubai and a further approximately 23 sites across CEMEA; supported by specialist third party real estate consultants to assure delivery of Visa’s CEMEA property strategy and transactions.  This portfolio of sites to grow or contract based on business demand, real estate strategy, mergers and acquisitions and new market openings.
  • This will include Project Management, Facilities Management and Transaction Management.
  • Responsible for the delivery - via outsourced service partners – of facilities management services at the CEMEA Hub in Dubai. 
  • Primary point of contact for Office Managers, Country Managers and Group Country Managers in those clusters within scope of accountabilities, to ensure business unit and Real Estate needs are met.
  • Subject matter expert for Corporate Services CEMEA in relation to space planning and management. Acts as primary reference point for all processes supported by the Ask Facilities software platform.
  • Continuously improve and align CEMEA building and infrastructure design and specification/ supplier standards to global best practice.
  • Subject matter expert for Corporate Services CEMEA in relation to building infrastructure, engineering and hard services.
  • Develops operational expense and capital budget plans and ensures fiscal responsibilities in delivering to budget throughout each financial year.  Manages costs and tracks expenses via Visa’s financial tools.
  • Assures service partner response to, and management of, BMS alarm and security incidents within the sites.
  • Responsible for issues affecting the safety and security of Visa employees, visitors, and contractors.
  • Consults with Business Leaders on any outstanding issues that arise and ensures remediation action plans are delivered.
  • Travel required, dependent on the pandemic situation and government guidelines in force at the time.

Required Functional Knowledge / Skills

Qualifications

• 7 years’ experience of project management and facilities management processes, together with 5 years’ experience of Corporate Real Estate transaction management
• 5 years’ experience of facilities engineering services and building infrastructure management
• Ability to manage third party vendors and interpret vendor contracts.
• Experience in space planning and management.
• A basic understanding of risk assessment and mitigation strategies.
• A working understanding of Health and Safety best practice in an office environment.
• Demonstrable ability to work and collaborate with both internal and external clients.
• Strong customer service and personal interaction skills.
• Can handle multiple complex activities in parallel.
